How do I apply to rent a townhome?

To apply, head to Zillow.com and find one of the Peacock Crossings units available for rent. You’ll be able to apply directly on their website. The property manager will let you know if you’ve been approved or denied.

Must be 18 or Older

Yes, each unit is allowed one pet. The pet must be under 40 pounds, needs to be spayed or neutered, and fully vaccinated. There is a one time fee, which is $225.

There are certain breeds of dogs we do not allow:
Pitbull

German Shepherd

Chow Chow

Rottweiler

Doberman Pinscher

Any mix of these breeds

Any part wolf mix

No other agricultural, wild, or exotic animals (including iguanas, ferrets, snakes, etc) are permitted.

Tenants are fully responsible for electric and renter’s insurance. Water, trash, and sewage are set at a low, flat rate of $99 per month.

Peacock Crossings offers 12 month leases for the townhomes.

Yes, renter’s insurance is required. You may purchase the insurance with the company of your choice, but our rental software, Innago, offers insurance plans at low rates. Check these out after creating or logging into an account.

The security deposit is equivalent to one month’s rent, which is $1,600.

How do maintenance requests work?

First, you’ll need to login to your Innago Tenant Portal, which can be found in the menu bar above. Login with your credentials, then find the “maintenance” tab. Type in the problem you are having and add photos, and our property manager will contact you as soon as possible.

Yes, you may get a pet after moving in. You’ll need to inform the property manager as soon as possible so the lease can be updated. You’ll also need to pay the one time $225 pet fee.

There are a few ways you may pay rent:
You can pay online through Innago. They accept debit/credit and ACH.
You can physically pay with cash or check by giving it to the property manager.

Contact the property manager 30 days before the lease expires, and ask for an extension. You’ll have to resign the lease for the additional 12 months after it is updated.

Yes, you may add or remove a roommate with the permission of the property manager. The lease will need to be updated to reflect who is currently living in the unit.

No changes may be made to the structure, wall color/paint, or permanent fixtures. Minimal amount of nails is allowed for hanging things up on the walls.

Hurricane season in Florida runs from June 1st through November 30th every year. There are several ways you can prepare for a hurricane.

First, you’ll want to purchase enough food and water to have for 3 to 7 days. Make sure you have flashlights or candles handy. Create an evacuation plan, especially if you need to leave the area. We will provide hurricane shutters to help protect the windows in your unit. Secure your unit as best as you can, and bring in any furniture or items you have on the back patio. Locate where the circuit breaker is and know how to shut off the electricity, as well as the water. Contact the property manager if you need assistance with this.

30 days before the lease ends, you’ll need to submit a written notice to the property manager.

Give a written notice to the property manager with a copy of the orders. The order must be for 90 days or more and over 35 miles away from the property to be approved. There is no penalty for the tenant, and the lease will terminate 30 days after the next payment is due.

On the last day of the lease, please leave the keys on the counter in the kitchen.

Once the lease has expired, there is a final move out inspection completed by the property manager. If there are no damages, you’ll receive your full deposit back within 30 days. If there is a claim, you will receive a notice stating what needs to be repaired. This amount will deduct from the security deposit and the rest of the amount will be sent to you.

If there is a claim/charge you do not agree to, write a formal statement the property manager. All units are photographed before and after, so objective evidence can be provided.

All rent payments are due on the 1st of every month. There is a one day grace period, and it is due by 5pm on the second day. If you do not pay, there will be a late fee added to your account.
